New and mixed use needed to reposition La Samaritaine.
The LVMH group, owner of the iconic department store, has invested 750 million euros in the renovation and transformation of the building.
With retail (26,000 m²), a luxury hotel, 20,000 m² of offices, 96 housing units and a nursery with 60 places, diversity has been invited into the heart of this legendary place.
The objective of this extraordinary project was to revitalize the whole building, to renew the image of La Samaritaine while preserving the architectural identity, the soul and the retailing vocation of one of the most famous department stores in Paris.
Complex environment and construction
Egis’ teams, responsible for coordinating studies, executive project management and managing the execution of works contracts, had to evolve in an extremely restricted setting: very dense urban fabric, sensitive neighbourhood, asbestos removal operations...
The complexity of the project has been further compounded by the many project managers, the large number of partner companies and the variety of property programs, which cover all major categories of the building industry.
This reconversion operation required ingenuity and creativity at all times in order to carry out the various projects and to bring together activities, services and uses that are nevertheless very disparate.
Renovating a building that is largely listed
80% of the surfaces of La Samaritaine, including the original metal frames, are classified in the inventory of historical monuments. The challenge of this renovation project was to find the right balance between restructuring and creating new spaces.
The environmental requirement
The programme is in compliance with the particularly demanding approach of the Paris climate plan and aims to reduce energy needs, with the objective of reducing consumption in both the renovated and new parts.
